An example investment illustration

Let’s assume the asking price of a property we have found is £54,950 and we negotiate hard to agree to purchase the property at £52,000. The property had been worth circa £75,000 in September 2017.

The property requires full redecoration, re-carpeting, some light maintenance and preparation for letting.

The cost of this refurbishment plus all other costs associated with sourcing, purchasing and letting the property bring the full cost of the investment to £60,000. The investment “package” price will include legal costs for the purchase, along with building and contents insurance premiums for the first year.

A detailed property report outlining a full breakdown of all of the projects costs is made available to a Crowdfolio investor when they have registered and logged into their personal dashboard. Investors read the report and decide to invest in the property in multiples of £500. To keep the math’s simple we will say in this example that 60 people eventually crowdfund the investment with £1,000 each, the £60,000 full package price.

The property is refurbished then let at £395 per calendar month and each of the 60 investors earns £5.60 per calendar month in rental yield or £67.15 per annum after deducting our 15% management fee. The return is of course proportional to the initial investment, so if an investor had invested £5,000 in this property they would receive £28 per month in rent.

This is a 7% annual yield on each £1,000 net cash investment.

The refurbished property is independently valued in the current market at £60,000 which is equal to the total amount initially invested. Realistic anticipated capital growth of 3.5% per annum over a 10 year investment period would increase the value of the property to £85,000 at the end of the 10 years. This would mean that each investors initial £1,000 share of the property would now be worth £1,417 in addition to the monthly rent they had received!

This is a gross combined yield plus capital growth asset backed return on your investment of 10.5% per annum.
